Landmark can also help you with Wet Sealed Engineering, Bracewall details and Title 24 calculations.

Many areas require wet sealed plans and/or bracewall details and /or Title 24 energy calculations to obtain a permit. Areas requiring this level of engineering typically have natural issues such as hurricanes, high wind speeds, highly expansive soils or earthquakes. Generally, the states involved are California, Washington, Oregon, Colorado and Florida. Certain areas of some of the Western States and other Coastal areas may also require this form of engineering.

To insure the best outcome, it is best to gather some preliminary information when developing your Landmark Custom Home Plans.

  1. Find out what is necessary to obtain permits from your local building department. It is best to contact your local building department for exact requirements. When reviewing permit requirements, also obtain the building setbacks for your lot.
    Once you obtain these requirements, let us know what type of information your plans will require so we can properly develop your Landmark Preliminary Plans. All this information is available at your building department.

  2. Send us any Topographical information which pertains to your lots. Steep lots present additional challenges we would like to review in the initial plan stages.

  3. Pictures of the lot will help greatly in developing the proper plans.

  4. Your chosen floor plan.


If your project requires these plans, Landmark can develop them for you for your specific home plan and building site. Wet Sealed Engineering is an additional cost beyond our initial plan set but fortunately, we can wrap it all into your loan so it does not become an additional out of pocket expense. The cost for these plans is on a project by project basis as each building site and home design will have different requirements.

As part of our Wet Sealed plans, we provide full architectural and structural drawings. The structural drawings are sealed by an engineer licensed in your state. We will also provide the necessary roof and floor truss details sheets for building department review. Title 24 Energy Calculations can be provided if requested.
